What we have learned about Whitman properties

Whitman is a compact town — about seven square miles, roughly fifteen thousand people, sitting twenty miles south of Boston at the western edge of the South Shore. Most of the housing stock predates 1980, and a large share of it goes back to the shoe-factory era, which means older homes on established lots with mature trees and, in a lot of cases, original grading that has settled over the decades.

The eastern half of town drains toward the Shumatuscacant River, which is dammed near the town center. Hobart Meadow to the north and Bear Meadow to the south hold water well into spring. Properties anywhere in that watershed are the ones where we most often find soggy back corners, moss instead of grass on the north side of the house, and patios that were built without drainage and started moving after two winters. If your lot is in that zone, we plan for water before we plan for anything else.

Soil here trends acidic — normal for southeastern Massachusetts — and we routinely see pH readings in the low fives on lawns that have been fertilized for years without lime. That single number explains most of the "I feed it and it still looks hungry" complaints we hear. It is why our first recommendation on an established Whitman lawn is usually a soil test and lime, not another bag of fertilizer.

Shade is the other constant. The older streets around the town center, out toward the Abington line, and near the town forest in the northeast corner are canopied by oaks and maples that were mature before most of us were born. Those lawns want fine fescue and a high mow, not the sun-blend contractor seed sold everywhere. Getting that right is the difference between a lawn that holds through August and one that thins out every year.

We work everywhere in town — the streets off Route 27 and Route 18, the neighborhoods around Whitman Park with its Olmsted Brothers-designed layout, the properties out toward the Hanson and East Bridgewater lines, and the smaller lots near Whitman Station on the Kingston Line. It is a town where people notice a well-kept yard, and where a referral from a neighbor still carries more weight than any advertisement.
