River frontage and farm ground

The Taunton River forms the eastern boundary and is tidal in its lower reaches here. The land along it is productive but low, and wetlands buffer regulation applies broadly to the river-side properties. Grading, drainage outlets and hardscape near the river get checked before they get quoted.

The farm ground away from the river often carries genuinely good loam from the town's agricultural history. That is a real advantage for lawn renovation, and worth confirming with a soil test rather than assuming the regional sandy norm.
