Test the soil and aerate. New-construction lawns are almost always thin loam over compacted subgrade, and fertilizer does not fix compaction. Aeration with compost topdressing across two or three seasons, plus lime to the tested rate, transforms them. The builder plantings usually need rethinking too — they are almost always too close to the foundation.
