The new-construction problem, and the commercial corridor
Subdivision lawns across this region follow a predictable arc: fine for two springs on the builder's starter soil, then thin and drought-stressed by the third summer. It is not a fertilizer problem, it is a soil-depth and compaction problem — a thin skin of loam over subgrade that was scraped and driven on during construction.
Core aeration with compost topdressing across three or four seasons genuinely transforms those lawns, and owners who start early end up with a fundamentally different lawn from their neighbours. Waiting until it visibly fails means starting from a worse position for the same effort.
Builder foundation plantings are the companion issue — selected for how they looked on delivery rather than mature size, and set far too close to the house. Five years in they are over the windows. Replanting at proper spacing is one of our most common projects along this corridor.
The Route 495, Route 1 and Route 95 commercial corridors generate a substantial amount of grounds work: retail frontages, office parks and industrial sites needing consistent mowing, maintained parking islands, presentable entrances, and winter service at defined trigger depths with documented response.
Salt exposure on those frontages is heavy given the traffic volumes, and it shows every March as dead turf strips and browned road-facing evergreens. Salt-tolerant frontage planting plus a spring flush ends the annual replacement cycle.
